Summary
Performs in a specialized custodial role incorporating routine maintenance and/or partial team leadership into regular custodial services.  Blends routine cleaning with projects that may occur at multiple locales such as major cleaning, facility structural and fixture repairs, furniture assembly and fitting, and assistance to skilled maintenance specialists.
 
Distinguishing Career Features
The Custodian, Senior is a senior-level position in a career path for custodians.  The Senior Custodian is given responsibility for cleaning, repairs, moves, and assembly at one or more locale.  The Senior Custodian requires two years in a Custodian II position or equivalent and additional knowledge or capability in one or more of these areas: team leadership, structural, fixture, and minor equipment repair, and/or part of a multi-site specialty team, e.g., flooring.  Advancement to this level is based on the needs of the campus or locale.     
 
Essential Duties and Responsibilities
Specific duties may vary among departments and jobs.  Incumbents typically perform a substantial portion or all of the following kinds of duties: 

  • Cleans, dusts, and disinfects office, meeting, classrooms, and restrooms and fixtures to the District's quality standards. Removes trash and waste. Cleans trash receptacles and replaces liners. Ensures that towel, soap, cleanser, and other dispensers are stocked. 
  • Cleans public entry areas including, but not limited to hallways, stairways, lunch, office and meeting rooms.  Cleans and disinfects drinking fountains, door handles, and door push plates.  Cleans floors and baseboards, vacuuming, spot cleaning and wet mopping on a regularly scheduled basis. 
  • Maintains safe and clean walkway and grounds surrounding the area of assignment.  Picks up litter.  Removes debris, including ice.   Empties and cleans outdoor trash urns. 
  • On a regular schedule, cleans and washes desks, tables, counters, furniture and fixtures, inside/outside windows, coverings, light fixtures, walls and ceilings, mirrors, and other related items. May oil or polish woodwork, paneling, wood furniture, and metal fixtures. 
  • Strips, seals, and refinishes hard floors on a pre-scheduled basis. Steam/dry cleans and shampoos carpets and fabric furniture. 
  • Assists the skilled-trades areas of carpentry, plumbing, and other crafts.  May perform maintenance duties of Skilled Maintenance Specialist on an intermittent basis for purposes of training and experience. 
  • Performs servicing and maintenance to fixtures.   Makes minor plumbing adjustments such as unclogging toilets and sinks, tightening toilet seats, adjusting of drinking fountains, cleaning water jets to enhance flows. 
  • Performs painting and varnishing of walls, doors, rooms, buildings, parking lots, and other surfaces. Prepares and finishes surfaces to comply with applicable building codes, District standards, and the usage or exposure of the surfaces. 
  • Assembles, adjusts, and repairs furniture.  Moves furniture and stage platforms including those used for special events and activities.  Refinishes furniture.  Hangs wall coverings. 
  • Constructs, fabricates, assembles, installs, repairs or replaces items such as doors, partition walls, signs, desks, counters, shelves, and shelf units.  Assists in the construction and remodel of temporary and permanent buildings and structures.   Glazes and fits windows. 
  • Replaces light bulbs, switches, receptacles, ballast, and may assist with wiring and cabling of electrical and communications lines. 
  • Secures internal and external doors, ensuring that windows and lights are locked and off.  Activates alarms, notifying occupants when the building is closing. 
  • Ensures that containers for cleaning and other products are properly labeled. Ensures that Material Safety Data Sheets for assigned areas are up to date. 
  • Maintains current knowledge of, and follows proper safety precautions for use and handling of cleaning materials and chemicals.  Checks fire extinguishers, first aid kits, and other items for proper functioning or stock. 
  • Performs other duties as assigned that support the overall objective of the position.

Qualifications and Physical Demands

MINIMUM QUALIFICATIONS
 
Knowledge and Skills:
The position requires in-depth knowledge of the methods, materials, tools, equipment, and cleaning products used with custodial cleaning.   The position requires a basic knowledge of the practices, methods, techniques, materials, tools, equipment, layouts and set-ups used in building maintenance trades such as carpentry repairs, basic electrical and plumbing, and furniture assembly.  Requires a thorough knowledge of the methods, materials, tools and equipment used in custodial care and sanitation.  Must have a full knowledge of work hazards and safe work techniques, including lifting procedures. Requires knowledge of chemical reactions and proper precautions for use.  Requires basic knowledge of building, repairs.  Requires sufficient reading and writing ability to read machine instructions and document work activity onto standardized forms.  Requires sufficient human relations skill to exercise courtesy when dealing with others.
 
Abilities:
Requires the ability to perform all of the essential duties of the position with limited supervision.  Requires the ability to plan and sequence the steps for cleaning multiple rooms and locations.  Requires the ability to operate custodial equipment such as, but not limited to commercial carpet cleaning and extraction machinery, high power sprayers, and common custodial equipment.  Requires the ability to properly mix cleaning chemicals and instruction others in proper cleaning procedures.  Requires the ability to perform routine maintenance tasks and to be able to determine when to refer more complex maintenance requirements to a supervisor.  Requires the ability to observe facilities, grounds, pedestrian and vehicle movement for safety and security concerns.  Requires the ability to give general direction to other Custodians.  Requires the ability to follow oral and written directions.  Requires the ability to respond to urgent situations.

The position typically requires a high school diploma or equivalent and three years of custodial experience, including experience and training in facilities maintenance. 
 
Licenses and Certificates:

Requires a valid California Driver License.   

Physical Abilities:
Incumbent must be able to function effectively indoors and outdoors engaged in work of a demanding nature.  Requires the ability to maintain fitness to engage in strenuous physical labor.  Requires visual acuity to write, to read directions and product labels, observe work in progress, and drive a vehicle with a trailer.  Requires sufficient hearing and speech for ordinary, telephone, and 2-way radio communication, to hear sound prompts from equipment, and to determine if equipment is functioning properly.  Requires manual and finger dexterity to write and to clean and make minor repairs.  Requires the ability to lift and carry (from overhead, waist and floor levels, max. 50 lbs.), push and pull up to 75 pounds, bend, squat, reach (from low, level, and overhead), and twist and turn head and trunk to clean and to move furniture and equipment.  Requires the ability to stand, walk and do full body movement for extended periods of time.

Working Conditions:
Work is performed indoors and outdoors where significant health and safety considerations exist from physical labor and handling of materials that include extreme hot and chemicals.

Conditions of Employment

This is a regular, graveyard shift, full-time, 12-month per year position. The normal hours will be arranged with the supervisor and will be within the normal hours of work between 9:00 pm - 5:30 am. Monday through Thursday, and 4:00 pm - 12:30 am on Friday with some flexibility required to meet the needs of the department. A 7.5% shift differential will be added to the posted salary for graveyard shift. The effective date of employment will be arranged with the supervisor.

Time to Refuel
Vacation
Classified, contract staff earn vacation days commensurate with years of service. Classified Management and Administrators earn 22 days vacation per year.

Sick Leave
All contract employees earn sick leave as outlined in the CA Education Code. Sick leave may be carried over from year-to-year and, upon retirement, unused sick leave may contribute to your PERS and STRS retiree benefit.

Holidays
The District observes 21 paid holidays per year.

Jury Duty, Bereavement, Military Leave
Coast grants contract employees called to jury duty a leave of absence, without loss of pay, for the entire length of required service. Other available leaves include bereavement from 3-5 days and military leaves of absence in accordance with applicable state laws.

Great Expectations
Pension Plans
The District participates in the California State Teachers Retirement System (CalSTRS) and the California Public Employees Retirement System (CalPERS) for contract employees. Non-contract employees participate in Public Agency Retirement Services (PARS) plan for the first 1,000 hours of their employment.
Additionally, it is the policy of the Coast Community College District that contract employees who retire from the District with ten or more years of service be afforded the same group insurance benefits until 70 years of age. A Medicare Supplement or GAP plan  is available to retirees and their spouses after age 70.

Annuities
The District maintains a program whereby qualified employees may request through Payroll to have a portion of his or her salary deposited under a tax sheltered annuity plan or an approved deferred compensation plan.
