Job Summary:
Under the direction of the Director of Project Management and the Associate Vice President of Facilities, the Project Manager III will contribute to the Project Management's mission of executing small to large capital projects to further the safety, efficiency, aesthetic and educational goals of the University. The Project Manager III will manage the design and construction of projects as assigned, comprised of varying, complexity and size.

Full Job Description:

Responsibilities include:

  • Ability to manage a minimum of four projects at one time
  • Coordinate and oversee design process.
  • Review project documents and specifications, identify bid items and prepare quantity take-off for estimate from plans through means of computerized take-off or manual method. Price and otherwise create model project
  • Create and coordinate bid documents.
  • Obtain bids from contractors to include material specification, identifying contractors, negotiating cost.
  • Managing projects: working with contractors, coordinating field operations, creating and managing schedules, managing project meetings, coordinating and communicating campus impact to stakeholders
  • Maintains quality service by following organization standards
  • Maintains relationships with user groups by documenting and communicating actions, irregularities, and continuing needs
  • Preparation of project reports
  • Manage the project to the approved project budget and scope and manage project change orders
  • Coordination of project administration documents (RFI's Submittals, Contracts, Proposals, Change Orders, Lien Notices, etc.)
  • Create and manage punch lists for each project
  • Review and validation of invoices and pay applications
  • Coordination and supervision of the work of outside consultants
  • Review of contract documents, amendments and change orders
  • Evaluate change requests for appropriate pricing, schedule impact and scope
  • Evaluate, coordinate and resolve legal, political and regulatory issues related to projects
  • Coordination with Facilities staff and other projects to assist in project completion and training/familiarization with new project
  • Actively involved in project planning and approval activities, general contractor bid award and mobilization, construction critical path management and change order management
  • Complete project acceptance and close-out documentation
  • Read and interpret construction drawings
  • Manage the permit process for projects through the City of San Francisco's Building and Planning Departments


  • Must have Bachelor's Degree. Master's Degree preferred
  • Possess a minimum of five years of project management / construction management experience or equivalent education or experience
  • Must have a minimum of two years of management experience in a higher education environment

  • Must have strong presentation experience and the ability to address groups of varying sizes
  • Must be computer literate
  • Must be well-organized
  • Ability to work well under time constraints and changing plans
  • Must be a strategic problem solver considering the needs of the organization when making decisions
  • Must have advanced project financial understanding and reporting skills
  • Must have the ability to read, analyze and interpret general business documents, contracts, drawings, technical specifications and procedure manuals
  • An understanding of Green Building standards and LEED certification
